When was the last time you cleaned the dryer vents on your properties?

HVAC cleaning done by a professional duct cleaner will remove dust and debris-pet hair, paper clips, children’s toys and whatever else might collect in the ducts. The picture below is an example of what we found in a few ducts and registers we cleaned. “If it’s in your ducts it’s in your lungs!” This is what you could be breathing.

Fire damage is one of the most catastrophic events to any resident and/or property owner. Studies have shown that property damages due to appliances have cost property owners thousands, even millions of dollars in damages.

Studies recently published rank dryer fires alone are responsible for 80% of residential building fires. Prevention is key. A simple maintenance program cleaning the lint trap regularly and having the dryer vents inspected and cleaned annually can reduce your exposure to such an event while at the same time save you time and money.

Some of the documented benefits are

  • Reduces your chance of clothes dryer fires by 65%
  • Reduces your service complaint calls for improperly working laundry dryers
  • Reduces your utility bills (gas & electric)
  • Reduces your exposure to ceiling and wall damages due to water accumulation in the dryer pipe
  • Reduces your exposure to mold growth in ceiling and walls due to a clogged exhaust pipe
  • Increases the longevity of the dryer’s lifespan

What are some of the signs you need the dryer vent inspected and or cleaned?

  • Clothes are still damp after a full drying cycle has completed
  • An odor is present when clothes dryer is on
  • You can see debris hanging out of or from the exterior dryer vent (outside)
  • Your area around or above the dryer area gets extremely warm when the dryer is being used
  • Dryer vents have not been inspected or cleaned in over a year
  • Blockages or obstructions in the metal exhaust pipe. Obstructions such as lint, causes the air to be forced back into the dryer which prevents it from ventilating properly, that causes the dryer’s heating elements to not work properly and causes the safety switch to turn on and off. Eventually if not addressed the safety switch will stop working all together and that reaction is what can cause the dryer fire either within itself or in the transition hose behind the dryer.
  • Transition hose is blocked with lint or damaged such as crushed or punctured. A transition hose connects the dryer to the ventilation pipe (which is metal) in the wall.
  • The exhaust flap doesn’t open or sticks that forces the air back down into the exhaust pipe in the dryer.
  • Extreme heat or the lack of heat inside the dryer after a drying cycle. In this situation it’s a serious sign and should be addressed immediately.
  • Uncleaned lint traps (regularly). Lint traps not cleaned regularly (after each dryer load), creates hazards that affect the dryer’s function and safety.
  • Uncleaned dryer vents/hoses and inspections annually put you at a higher risk for a dryer fire. Inspections reveal any safety hazards to your dryer/vents to allow for correction. Cleaning of the dryer vents regularly help prevent damages to the dryer as well as reduces the risk of dryer fire.

Bird Guards

Bird guards aka vent covers, should be checked regularly and cleaned. Their purpose is to allow proper ventilation and expulsion of dryer heat and lint from the dryer interior to the exterior of the home. Bird guards are placed on the exterior side of the dryer vent to prevent rodents, birds and insects from entering into the vent and nesting that block air flow and cause blockages that are serious fire hazards.. We inspect and clean dryer vents and bird guards to reduce your risk of a home fire, have your dryer vents and bird guards inspected and cleaned regularly.

Bathroom Exhaust Vents

Bathroom exhaust vents are probably the most neglected electrical fixture in the home. Yet it has a significant purpose. To extract moisture from the bathroom to prevent mold and mildew and eliminate unpleasant odors from the confined space. Did you know lack of cleaning regularly can not only shorten the lifespan of the fixture, but it can cause it to work improperly which causes mildew and mold to grow and breed. It can even become a fire hazard. Lack of cleaning can affect the proper function of the fan motor and cause the motor to burn up and raise your risk of fire to a higher level. Did you also know birds and other little critters can get inside the bathroom vent and create a home in your exhaust fan causing a fire hazard as well. So it’s important to have them cleaned regularly to decrease the risk of fire in your home.

Chimney & Fireplace

Chimney and fireplaces require the same care and maintenance program as the dryer vents. There are safety risks involved if unmaintained as well. We offer inspection, cleaning and refractory services.

Burning fires in a chimney leads to the accumulation of soot and creosote, a flammable, sticky substance that can cause chimney fires if it’s not removed. Chimneys should be cleaned at least once a year, and more often if you use your fireplace frequently. If you only clean your chimney once a year, do it in the fall, before the burning season begins. Otherwise, you risk sparking a chimney fire the first time you light up your fireplace in the winter. Our refractory services are cost effective way to repair/enhance your fireplace appearance. Some restrictions apply. Please call for consultation.
